The need for private sector asset management services originated in the 1970's when pension funds, life insurance companies, commercial banks, and public syndications began holding real estate portfolios and when the nature of real estate investment became increasingly more complex.

Asset management can be thought of as the art of combining the management of the physical property and the management of its financial aspects to achieve the diverse goals of the Owners (equity), Lenders (debt) and Tenants (users). Asset managers give weight to the social and financial objectives of all parties involved.

In the "new" emerging economy, asset managers are involved not only with the management of distressed real estate assets but also with the management of defaulted financial instruments held by lenders, government agencies and private investors.
